But those basically don't exist anymore.

That way they're not soliciting you w/o a pre-existing relationship, and you still get to look at their work.

Perhaps they would make more money if STR was an option, however if that's not permitted in their location, no STR demand exists, or no STR PM is willing to take on their property, they may not have that option.

They exist for a reason.

We try to keep good tenants for long term, an dhave several 30 year tenants and a 24 year tenant and average 12.5 years over the portfolio of existing properties.

You want to know the total demand and the existing competition.  

These 6 items all can require a significant cost to remedy so it's important to be able to identify the existing condition.
