In my experience, I hear of a lot of folks talking about this, but rare to see it actually be executed. 

Every day, the Chemical Plants (Dow, Shintech, etc.) and residential neighborhoods that surround the site of this location provide a high traffic count.A great opportunity exists for a tenant that is willing to market their business to travelers of Hwy. 1, the residents in the surrounding neighborhoods, and neighboring communities.How did you find this deal and how did you negotiate it?

The challenge here was ensuring everything was aligned for a same-day close, but with proper coordination, we executed it flawlessly, reinforcing our ability to manage fast-paced deals effectively.

Everyday mid-sized cities with growing populations have people traveling to them for all sorts of reasons.

Could you execute from here?

My current plan is to generate lists using PropStream, skip trace them, and upload them into our CRM (Resimpli), which we’ll use to execute direct mail and cold calling campaigns.

For retail investors I would be more worried about what the sponsor does vs who they are raising from - when I see a fund start branching out and doing something not in their strike zone whether it’s crypto, oil and gas, MF, debt and mobile home parks etc that to me is a red flag - especially if they are also spending their time traveling the Public Relations circuit selling mentorship’s vs managing assets.One last thing to add, I know iof someone who had one investor for 25 million.

The client believes the lease will be executed in early 2025, but not prior to closing a refinanceAny suggestions?
