regarding your #1, i think its a case by case basis.

Your losses even depend on number of things like the basis of your earlier property, any additional capex required like HVAC or major repairs, output of cost segregation studies, etc.

Are you paying it off because you don’t like having debt, or because the interest you’re paying is higher than the return on the money you can receive by investing it (on a risk adjusted basis?).

A cost segregation study was performed on this residential condo in Jupiter, FL purchased in 2022 with a depreciable cost basis of $672,870.

This would add significant value since 4-5 unit properties trade for 50-60% over our current basis. 

I work with some of them on a daily basis, I partner with them on deals, etc. 

The problem I see is passive investors frequently don’t invest on a risk-adjusted basis.
