Which made me look bad in front of the Buyers for not informing them of the major repair cost of a foundation issue.The Buyers were understanding, but I was embarrassed, confused, and upset that the seller did not inform me of this issue.

Lots of homeowners are naive to their own situation and are embarrassed to find out other people know, even if it is public record.

Just make embarrassing offers. you might get counters you might get a no, but sometime you get a yes. just make the number works for you and thats the offer you are going to give. you can write offers all day.

Here’s my embarrassing attempt at doing the calculations:- horrible condition, so $40K in repairs- I want 30% equity position for safety cushion, so subtract $68K from $227K- Realtor 6%, Title fee 1%, Buyers closing cost 3%.  

I'm 30 years old, have $79,000 in investments + $7000 in liquid cash, and want to build up a passive income that pays for a mortgage on a qualitative ($250,000) home, lets me drive a car I'm not embarrassed to drive ($45,000), and gives me the security knowing that if I ever have difficulty finding a job that pays what I get paid now, I'll never have to worry. 

This post was embarrassing lol, but I learned a few things and still have a buyer.

My credit score is excellent; I can't do a "normal" refinance; the home to loan value (if that's the correct term) is way off; I'm to embarrassed to give the #'s here.

It was really more embarrassing than expensive.Don
