White color tenants that pay rent on time electronically and don't abuse the houses.

I guess in less developed places people have not started turning things into electronic version and putting them on Internet!

They did not want to pay the rent electronically which was in the lease and told me verbally that they will not pay rent on time.

It may seem rude to some, but I am an out-of-town landlord and my processes demand that tenants can operate things like web-based statements and electronic deposit.  

I wouldn't know about it.Never heard of vaping before, although I've seen the electronic cigarettes, so this is something for me to think about.

@Marc Dufour , are you asking if a scanned, fax, or otherwise electronically reproduced or transmitted copy is legal and binding?

I faxed an unsigned copy of the lease and they signed and sent back, they transferred funds electronically to my bank account ( I have a separate account for tenants so they don't have my "personal" numbers), as long as the funds go in, I sign and their place is ready when they get here.

You can subscribe to a service called PACER, that will have every document filed in the Bankruptcy on it in electronic form.
