John Yes, that is precisely why I think it is overrated with respect to cashflow, it is very difficult to find a property that will leave you above water after doing the numbers.

I do not see that home prices have dropped 2-3% and this is a lot of added savings in additional to a downpayment if so. 

Pull comps, if you rent it for 1500.00 you are cashflowing 120.00 a month with all the info you gave me and including fees except if you take any fees on (water/trash etc.

New inspector said that it should not have been required.I agreed with the second inspector’s interpretation, I do not think I should have had to add grounds by the new panel when there were already double grounds where the drop came in.

However I have had to replace some major appliances recently which had put my in the defecate and added to my motivation to sell (Hot water heater, two refrigerates and a washer/dryer).

So if prices are dropping how are the areas hot and a good opportunity.??
