I lived in the property up until my my family began to grow and we fulfilled my dream of turning it into a long term rental.

Most all come from other industry and want a change.. just like you see all these folks on BP that want this mythical financial freedom well not so much myth but a dream right. 

Note that I'm not asking this question looking for an excuse to give up on my dreams of real estate investing before I even start - I just want to go into things with my eyes wide open and adjust my strategies if necessary.Thanks in advance for your input guys (and gals!)

Your CPA/EA isn't selling you a dream of real estate investment that they somehow don't believe in since they don't own any - they are selling you a solution to your problem.

I am excited to use all the knowledge that I will gain to not only prepare myself to dive into real estate investing, but to also have a successful go at it to achieve all my life dreams and goals!

Your dream 100), I recommend gifting platforms like mailboxpower/banner season or snappy.

Forgoing protections like appraisal and inspection contingencies can quickly turn your dream home into a nightmare experience. 

There are places you can save money, but your furniture and decor look cheap and not screaming dream and fantasy.
