But, if I were in that situation I would probably not be buying any directly owned properties at all (and would instead be investing in a diversified fund).

Hello @Yvonne Wang,The scope of work should include the following:- Basic info: Property address, client name, contractor's contact info, address, license#'s, signed general/operating agreement b/w contractor and client- Specification of repairs: Repair item, Quantity of items needed, total & per unit cost of items, taxes (if applicable), Completion hours, title of the person responsible for the repair item, written summary describing the work- Add'l info: Schedule of repairs, additional payment schedule details i.e. disbursement schedule, method of disbursement, deposits, holdback amounts, etc.The screenshot below highlights a couple of repair items.

Now, I focus on design and amenities that directly enhance their experience:•Practical Bathrooms: I added a combo washer/dryer to one of my bathrooms because guests coming back from outdoor adventures often need to wash their gear right away.

Might pay the appraiser direct or something, but any lender fees have to be on a HUD-1.

Have escrow released when the wrap is done and direct-pay the taxes and insurance.

Several of the contractors offer helical piers but don’t seem to think they’d be a more cost effective option - we can directly ask about this again.  

Not sure how accurate it is, but could be directionally helpful.
