@Rachel Pitts Since you live in and near a popular beach destination, I would focus on vacation rentals.

Some notes are better suited to pursue a short sale or deed in lieu, some are destined to be sold at auction some are more profitable as a performing note but an exit strategy should be put in place from the beginning.Unfortunately a good due diligence and strategy means nothing if you don't hire the right firm to handle your cases. 

Prices are gonna skyrocket because of no space just like LA OR NY Tourist destination!

I do love this market, it is a high demand area with many bustling scenes and great weather, and IMO fairly recession robust because it is more of a high end destination, meaning most visitors are not as affected by downturns.

At least until I get my nmls license.What jobs you think will hire someone with supervisor skills, some too little accounting, office skills so I can get into some position that deals with mortgages so then I can jump into the mortgage loan officer job as my final destination

Ok @Alan Ford, my 2 cents on the area is this: Beachfront locations are always a decent bet all things considered.Just about every survey and study I have ready about STR vacation locations list beachfront destinations as near the top.

If you’re not, tell everyone and use it as fuel to get you to your destination!!

Big Bear has also become a major destination for Nevada dwellers, so not just Californians any more, and the town is growing like crazy.

It gave me the idea of looking into short term rentals here in DC since it is such a popular tourist destination as well as travel destination for business and government people.
