If a potential guest sounds too needy or makes me uncomfortable even the slightest during the messaging I decline and/or block them.

Also, with interest rates “high” you might calculate how much extra $$ the leverage will bring in and if you have the bandwidth to pay the mortgages if the dont rent out for a while or rents decline.  

Historically, we can show that the last time my market did not have long term appreciation is longer ago than many markets experienced a significant decline to their cash flow. 

I beleive the price should be refunded to those that are declined. 

Tenants can choose to decline it.

I was offered a lease option on one my properties recently and for essentially all the reasons you just mentioned, I declined.

that was 2 years ago and the owner contacted us recently and said she will have it done in the spring ( will see) .. of course she wants to much for it so I declined. 

Most places in the midwest the population is declining - my immediate concern is whether or not this type of growth is truly sustainable.

Without the owners direct daily involvement the business starts suffering and declining.
