Here are mine:Texture walls and paint with semi-gloss ( I standardize on two colors) to make it easy to clean and touch up.Use ball valves everywhere for plumbing.

Just make sure you buy extra and store it because manufacturers discontinue colors and patters frequently to force people to replace the whole floor.

Not sure what your payback will be if you rehab, but if tenants come and go, I bet they will be content with clean, functional and fresh paint in a light color.

We are fortunate enough to have some cash buyers that purchase rehab and refinance after stabilization and repeat.I agree though there are plenty of properties out there being bought with rose colored glasses that may never make a decent return.
