There are 7 protected classes at the federal level.Race, color, disability, religion, sex, familial status and national origin.Here in MA, we have 15.  

The reality is that without clarity and a plan, you are just bumping around in the dark which may explain your frustration. 

Here are mine:Texture walls and paint with semi-gloss ( I standardize on two colors) to make it easy to clean and touch up.Use ball valves everywhere for plumbing.  

Just make sure you buy extra and store it because manufacturers discontinue colors and patters frequently to force people to replace the whole floor.

I especially liked the colorful Waimea valley, even more than the Grand Canyon and I got a lot of gruff for saying I liked Poipu beach  the best.

Not sure what your payback will be if you rehab, but if tenants come and go, I bet they will be content with clean, functional and fresh paint in a light color.

Tenant moves out and new owner discovers all the walls are painted dark grey with burgundy trim.

We are fortunate enough to have some cash buyers that purchase rehab and refinance after stabilization and repeat.I agree though there are plenty of properties out there being bought with rose colored glasses that may never make a decent return.

I'm about to pick siding color for my 1st rehab, and I'm wondering...

The architect will create colored site plans and some renderings of what the buildings may look like.
