I responded that I understand but I would like to see invoices for all of the costs he is claiming (as they felt expensive and I drove by the house to saw that the dish we were being charged to remove was still installed on the roof) and am disputing the additional $500 of lawn expenses that seemed to appear out of nowhere ($800 claimed less the $300 which were legitimate and paid in December when we began paying the lawn guy directly).At this point, the landlord went silent.

@Grant Rothenburger Perhaps a concise “pitch”, such as bringing a calculation from the rental calculator, receipts/Invoices for the property‘s expenses, a general plan of action, and showing them that I’ve really got my ducks in a row on a property, could sway them?

To name few features, you can connect your bank & credit card account(s) to QBO to automatically download the transactions daily, set up rules for any recurring charges, setup recurring transactions (ie invoices to tenants), sent out reminder (individual or batch), accept online payments (cc & bank) which can be tenant or landlord initiated, track multiple income sources (ie. flip, rental, wholesale), track individual properties, charge tenants for reimbursable expenses, track 1099 contractors (and e-file tax forms), and create a budget.
