It's not fool-proof of course but after years of doing this that's my best recommendation on how to find the best of anything real estate investor related. 

I am very well insured and I have no problem with providing my management company with whatever proof of insurance they require.I am very pro-active about my insurance coverage on my sfh's and I am always watching out for any liability issues. 

Edmonton is a great market and currently at a great spot cycle wise.

We were able to overcome it by providing proof that we paid, and were completely responsible for the loan and had recorded documentation to prove it (letter to lender attached below -  (side note this was for a VA loan so we used an agreement for sale in this case).

I would look for proof, not just stories because anyone can say anything. 

Therefore, I need a partner with at least 5 fixed & flipped or new construction properties with proof of HUD reports in their name.

Most don't know how to underwrite, choose a sponsor, or even what their goals are.I hope it's just part of the market cycle and the ones who want to succeed will spend some time learning the business.
