I think Ben Mallah coined this phrase: Buy a crappy property in a good area, because you can always update the property but can't do much with the area.

There is a handful of novice persons who may have a few deals a year, a whole gaggle of "wanna-b's" that will report themselves as.... well who knows, flip a coin.

Or, at minimum, I will get to see a lot of zeros added to dollar bills, and possibly the elimination of the cent, the idea of coins.

Or you could simply use websites like BlockFi and buy either crypto currency like bitcoin and etherium and collect 6% interest on bitcoin, or 5.25% interest on etherium while you (hopefully) also get price appreciation.

It's a 5-unit that we bought 6 months ago for $299,000, put $50,000 into it (new floors, countertops, painted cabinets, new hardware, painted exterior, bought coin-op laundry machines), increased the rents dramatically, added pets fees, and now we plan to pull all of our money back out so we can rinse and repeat.   

Ability to add other income streams like coin laundry, covered parking, storage, etc.
