Hello,I had a partly damaged wooden floor in one of my rentals five years ago but I did not do a good job back then  hiring the right contractor as I was a noob and back then they installed prefinished flooring with completely contrasting very dark flooring stain, also while they ripped  of the flooring in the room they applied it as a patch  in one of the sections in living room where the flooring was damaged. 

In contrast, "deals" are what you create from buying at no more than valuation and then transforming the current scenario. 

The important thing to do now is be able to compare/contrast the nitty gritty details to see what's the best fit (if it's "what has the least paperwork," of course DSCR wins all day long hands down...). 

I agree with the comment that your lease stating the tenant is responsible for major plumbing problems will likely contrast with NY law.

And our renovations look very similar with high black/white contrasts, I see several materials in yours that we use the same SKU's in our rentals and flips, so great minds must think alike!
