Would love some actual reference to data if you have it (not anecdotal). 

I happened to be someone who experienced this first hand  selling close to 30 towards the beginning of my real estate investing career nd know quite a few peers who experienced the same sale process.There is no way the data you pulled accounts for concessions.

That data is very wrong most of the time.

I’ve found keeping this data in a spreadsheet is more useful than trying to sift through P&Ls from QBO.

Its completely dependent on when the last time the company gets a data update and how often. 

Account Closed   I wouldn't put too much stock in a history with so few data points.

Then, at that point, why not just join the MLS for a few hundred dollars more and have access to comps and tax data?
