I wouldn't blame the tenant but what I would do is paint the mailbox (and the post holding it up) a random color so if somebody hits it and the paint rubs off it will be easier to figure out who is at fault (as the paint will likely rub on the car that ran into it).

Worst part was, we had an alarm system, but wasn't instructed properly on how to arm the motion sensors, so the thief waltzed right past the armed alarm when he left with all our copper.

I am trying to make sure I don't pass on a deal because of it not meeting certain metrics.Is cash on cash return and CAP rate really important for someone who plans to buy/hold/rent (long term) plain jane, blue color, type properties (SFR/small multifamily) in order to replace w2 job income?
