I had a client who was selling but the home was tenant occupied.... well they were clever enough to put the utilities in my name.

It has a good floor plan for a small house - bedrooms both have closets, hall coat closet, linen closet, laundry room, and room in kitchen for a small table.

However when you start pretending there aren't negative consequences because "your guy is in office" and the Fed did something brave, wonderful, admirable, or even particularly clever by injecting tons of easy money into the economy I think you need to leave your political hat at the door and deal with reality.

@Tom Scott - take a look at http://www.benetrends.com/401k-ira-business-funding/the-rainmaker - I have no idea if it's a "ROBS" plan that the others mention, but I've been recently made aware of this and it looks pretty clever.

Or finally look for some space where there is an old linen closet or maybe a dead space between 2 rooms that could be modified to hold the air handler.

Poly and screen the heck out of it, and you will be amazed.I like your clawfoot tub plan, put a shower in there, and a built in linen cabinet if space.

So - if you have any skill in design, or clever ideas that a designer could do, and want to submit some ideas - we'd love to have em!

It appears that permitting for this may be a challenge in my area, and I haven't yet connected with an expert who has experience with this locally.Duplex (bought or new construction) and living in one unit.Fixer-upper.Any other clever suggestions or feedback on these options?
