It has a good floor plan for a small house - bedrooms both have closets, hall coat closet, linen closet, laundry room, and room in kitchen for a small table.

Poly and screen the heck out of it, and you will be amazed.I like your clawfoot tub plan, put a shower in there, and a built in linen cabinet if space.
