If your potential renter is not clean and can't maintain the common areas well they are not a good fit for co-living.

Plumbing: The plumber spent hours cleaning out “flushable wipes” from the pipes.

Not easy, especially given where you're investing and, if you can't do that, love money might be the solution.

If the tenant does not clean up large trash items in the backyard despite repeated requests.

Direct expenses are expenses directly attributable to the rental units (ex: rental unit repairs/cleaning, advertising, rental adm exp, etc)

If you believe the solution to your problem is how much you are paying a real estate agent, the problem is not with the real estate agent. 

Over the last (3) years I have seen some extreme cases of expedited equity where an investor buys an older home or "Ugly Inventory" and then bats clean up on the ARV in 12 months.To give you an example I helped an investor refinance her home in 2023 pull cash out to buy a $65K home all cash.

We do nice kitchens and stainless appliances, have cleaning service, pest control, landscaping and address any maintenance issues immediately. 

What are the cleaning and management costs? 

All your accountant cares about is seeing a clean profit and loss statement.
