If you have a good property manager, they will recognize any potential issues with chipping paint and so on and recommend getting it addressed, but I believe that actual lead poisoning is fairly rare.

I like what they call "thru body color"  so when the tile gets chipped it still looks about the same color.

Chip had the sellers going through Chapter 13 bankruptcy which meant they need to sell the house to cure the debt for the bankruptcy.

That time frame, and without knowing how old you are or how financially secure you are without that money (i.e. if you lost it all), I would probably consider some type of blue-chip no-load mutual fund or a non-callable federal issue, both of which can probably get you about 3% or so without a whole lot of risk to principal.
