There are a lot of wholesalers who are buying lists of properties in foreclosure / default and do not realize this in many states is considered predatory.As taxes and insurance increase along with homeowners having equity, states will start to catch on to this and my guess is start going after more of these wholesalers.It will be an easy win for them as most wholesalers act as brokers illegally (do not do double close) and do not let the homeowner know all the options available to them (modifications/ bankruptcy), they are out to solely benefit in their behalf which in itself is predatory

You may be able to delay a little, but in order to achieve it, it will still cost you dearly in other departments, and the tax bill catches up eventually and may end up being more expensive in the long run.

i dont consider not being able to find an attorney a red flag, is just that they're not insured to do these kind of transactions i found out. i'm sure that other investors are doing subject to deals in north carolina and they're probably using an attorney, or this can also be done by you without an attorney, just need an attorney to prepare the deed. as far as the seller is concern, they have three choices when facing foreclosure, they can catch up their payments on their own, get help from an investor to make up the back payments and take over the loan and make the monthly payments until they're able to cash out and pay off the loan, and third,just go through the foreclosure and completely ruin their credit and i mean very bad credit.
