If your state is an expensive one it might be cost prohibitive to have an LLC for a small rental business.

Admittedly, I am not one that typically finds paid mentorship very valuable, but I also respect that my degree is in business with a focus on real estate, and my first job out of college was in real estate (so it is a little hard for me to take my 20 yrs of knowledge and rewind it to try to view mentors from a completely fresh lens).A couple points: I view mentors, especially these expensive ones as a catch-22. 

Usually most franchise models in other business environments have the whole package.

I don't do app development but I was told for most sites and businesses it's a lot of work for low payback.

If so they may have a real estate license or they may work with an agent that relies on repeat business rather than a one-off purchase. 

How's business going for you?

You're running a business...the tenant does not 'inform' you when they will be paying their rent...they are contractually liable for paying at specific amount on a specific day. 

Most importantly, they are disrespectful and bad business people.

The other is a smaller operation which does a lot of business in the specific neighborhood the house is in.
