As a powerful organization, I would like to see Bigger Pockets become a leader in not simply educating real estate investors but leading the way in warning investors about the real estate guru pitfalls.  

Curious to hear what some of you with bigger portfolios think of that kind of analysis.  

Once that extra rental started generating income, he realized the higher interest rate was just a temporary hiccup on the way to bigger returns.In your case, maybe look at a structure that keeps your best cash-flow property on a lighter refi (say 50% or 60% LTV) while you go a bit heavier on the one that’s not producing as much right now.

Rental Open Houses don't work, but you can create a modified Open House by creating response texts that go over the requirements and then put all showings within a two hour block so you don't have to go so many times.

I've also considered bigger multifamily 5+ units but need to research it more.
