I’d like to know if there is any measure or strategy I can do beyond that.

If you are fixing and flipping then you wouldn't need a PM, but every deal an investor is looking to purchasing that is a value add strategy, you need a good GC and broker/agent.

It's actually the best strategy in the Nashville area if you can build an HPR yourself and own both, STR the other side. 

Your best bet would be to find a portfolio lender whose niche aligns with your investment strategy.

12 or 24 Month Bank Statement is probably the best bet.
