Even if you do sell, drastically cut your expenses now in order to stretch those funds as long as possible and don't depend upon you getting jobs quickly to remedy matters.  

We are still in the inspection phase, and have the Seller's remedial phase coming up.  

Sure there are defects such as the loan is non performing currently or there are other issues to be addressed, but remedying those are what adds value to the loan and makes it salable or a cash flow stream to tuck in your portfolio.

Does anyone know how to remedy this problem

Insurance has paid for the house to be gutted and the mold to be "remediated" but for some reason the current owners have stopped half way through and are selling it for about 50K below market.

I was considering adding a deck with stairs that would allow access to the living room to remedy that.

So about a month ago we had a pipe burst in one of our unit, water ran from upstairs bathroom down to kitchen and into basement. water remediation company had fans and dehumidifiers in that tenants place for about a week running continuously. their utilities bill webt from being approx $50 normally to about $108 dollars so around double. theres 3 roommates in that unit and each one got a $100 disount for that months rent to compensate for any contractors coming in and out and not having hot water for about 5 days. my question is should i pay for the additional electricity used caused most likely by the dehumidifiers and fans?
