Faster is not always a consequence of laziness.I'd say see what you can do with the current manager before you jump from the frying pan into the fire.

They could be carrying credit card debt at a lower rate than other debt that they want to pay down faster.

(we are past inspection & appraisal - just waiting on loan to close)- There wont be any photos of updated carpet, kitchen cabinets and countertops- I can't show the property in person considering I dont have the keys to proeprty yet- Would be gathering leads for people of who are intersted in hopes of getting it rented out faster If I post the property now, I could probably have a tenant lined up to move in August 1st.

The credit has to be rebuilt and there are special ways to do that, which make it go faster for the borrower. 

More likely that the place just sells faster.

I would get that out right away because it's probably faster than eviction. 

If you can execute faster then do it.

It also might be a lot faster to get it in rent-ready condition than a new build. 3.

Overall I think it is a good gameplan.One other option you might consider to scale faster perhaps is to buy the 1st two as owner occupied. 

Now that the rehab is complete, there's some equity in the property, and I'm moving in, I can't help but wonder if it's smart to take this time to do something on the side to pay down my mortgage faster or start educating myself on screening tenants and doing my due diligence.
