I use a system inspired by the Turtle Trader one and as long as I stick to it (which is not easy), I do pretty well.

If they let you, run it in different sections, llike a We Buy Houses ad in the For Rent section, etc., or a Rent to Own ad in the For Sale section.Craigslist is great, also Backpage and a few other free ones.
