The downside is that you pay higher rates and the note will balloon every few years.I have a similar situation where I was re-assembling condos from a failed condo development.

Honestly your areas are little further away than I would like, but I don't want to completely rule them out either, particiularly if you can also assist me in assembling a team in the area with contractor, realtor/appraiser and possibly local lender. 

it's priced a lot lower than neighboring communities (e.g. chamblee).There is the new development - Assembly (replacing the old GM plant) that's coming in so the area seems to be on an upswing.  

Next, I always ask if the city has any special conditions for that parcel or the area (sometimes called overly zones) that may limit what you can do on the site, or in some cases may allow for special uses not typically allowed in other areas.Once you have a general understanding of what the planning department would consider acceptable it's time to assemble a team that can help you sort through a plan of attack.

I have seen cases where when I was assembling commercial land for development  and although per the contract the buyer (developer) was due the money the seller spent it or would not give it back.

I agree that the ready-to-assemble wood cabinets from the Chinese vendors do tend to have quite a bit of grain and color variation, but I'm amazed at the price for solid wood with plywood boxes.
