With Showings, and mortgage applications at all time low's I would price the property below market on your rent, find a great tenant, and wait 1 more year to sell.

It should just be the lender application which is vary straight forward from lender to lender unless your doing a construction loan. 

Specifically I am having a hard time figuring out the background check and finger printing I need in order to submit my application.
