Here are my "readers digest version" numbers and explanation:Property: 3/1.5 SFHPurchase Price: $59kReno budget: $20k (went over a little so will actually end up around $22k)appraisal: $105k as isARV: $125k (estimate per appraiser based on repairs/ reno list provided)Current Mortgage: $431/ month (20% down on purchase price, 100% finance of repairs 20 year am. with 5 year balloon at 5.25% commercial loan)Rent estimate: $1050/ monthThe commercial lender should let me cash out up to 80% of the after repair appraisal as long as my DSR is above 1.2.

NOTE: a couple years after renting out one of my 1980s homes I decided to upgrade its light switches with the fancier Decora versions (the switch part is big instead of a little switch) and the ground wire in EVERY SINGLE SWITCH was not connected.

I will be honest, I have never seen your version of Net Return used before, but to your note the metric itself is actually quite similar to the Cap Rate calculation.

Pros:Easy to useGives the tenant different options to pay.FreeCons:Takes a week at least to get deposit (free version)No appScalability questionable All in all I’m happy with the system but I’m only using it for one property and question its scalability (for more than a handful of properties).
