The land is on two tax lots so my plan is to sell the extra lot immediately after closing for a projected $275K.The property on the other lot will be a fix and flip with projected costs of $240K and an ARV of $750K.I plan to use a PML of 2 points and 12% APY for 70% of the total cost.

Taxes, maintenance, vacancies, management are all different on each property.

Getting a DSCR of 1 in some of the higher tax counties of Georgia is tight, but we've been able to get through them.

Owning has advantages that LL does not such as no vacancy, typically lower maintenance/cap ex versus being occupied by tenants, and often property tax breaks. 

Low barrier to entry, low taxes, landlord friendly, and areas that appreciate + cash flow. 

Worried about tax evasion, money laundering or funding terrorist groups and Cartels.  

I paid tax on it and mowed it about every 5 years so maybe put 10k into over the years.. deductive reasoning suggested city does not build and full blown interchange to go to nowhere. 

In order to defer all tax you must purchase at least as much as your net sale ($500K ish). 

He is very good about deductions on tax returns so his income looks negligible and of course banks wont talk to him about loans.

It is how it is recognized, taxed and falls heavy on the VOE.
