People don't like change.After doing it a few times now in a B to B- neighborhood, I'd much prefer to inherit an empty house, do whatever upgrades I need to do for the rents that I want to charge and then screen, and place my own tenants.

Parts of Deptford can be great, but there is not much residential around the mall or big shops, so most of it is a B/C neighborhood I would say.

At the very least try to buy in a B class area because the combination of remote, small, lower class tenant demographics is going to be killer.
