I can say the house is in great shape , and it rents for $1500 a month , good schools and a B neighborhood . 

Hi everyone, I'm currently looking at a ~1100 sqft 2 bed 1 bath townhouse with a finished basement in a B-class neighborhood. 

People don't like change.After doing it a few times now in a B to B- neighborhood, I'd much prefer to inherit an empty house, do whatever upgrades I need to do for the rents that I want to charge and then screen, and place my own tenants.

The next search would be for "1000 AB".

Parts of Deptford can be great, but there is not much residential around the mall or big shops, so most of it is a B/C neighborhood I would say.

I live five minutes from this one, and we are easily able to self manage as it is a B class area. 

Go with a B area, then after you have more experience under your belt look at C areas.

For a typical AB-BC transactional loan, @Milton Peggs , you (called B) find a home seller (called A) and a buyer (called C).

I've never thought of that... if you have enough leads, I'd suggest to do an A/B test.9.

At the very least try to buy in a B class area because the combination of remote, small, lower class tenant demographics is going to be killer.
