I'm a GC as well and did the math, the Heloc would save considerable interest because it would average on 33% of the balance borrowed at any one time (and thats assuming constant deal flow).

If they only make $2000 and know their income has to be $3000 or higher to qualify, they can apply elsewhere and save the $30 application fee.

I can probably help you I have done a lot of private deals and I don't pay taxes. 

Some investors use conventional loans, while others use private lenders, hard money loans, or partnerships.

*As a side note, I think maybe it would be fun also to try and identify where new technology or machine-learning driven approaches could increase efficiency in the spaceAs for my financial situation, personally, I have around 50k saved but 20k of it is tied up in assets I don't want to pay capital gains tax on.

To be real - If I didnt have the reserves I would've likely painted and done bare min to get it re rented until I saved up for next vacancy

For yourself, I'd save up enough to be able to house hack, and then house hack.Hope that helps.
