All sage advice clearly from an experienced wholesaler about how to get a deal to the closing table. 

There is a one-liner in the SAGE Acquisitions /  HUD  contract that is requiring a letter of commitment from my lender, in addition to the prequalification letter.  

With vaccine and therapeutic development, we are talking a 12 month path to normalcy.

Since Sage took over earlier this year there have been some adjustments in the "system " as it were before .  

I am currently consuming all that I can on the topic of STR, I have been listening to the Short Term Sage on youtube and found the content extremely informative, at least for a newbie such as myself. 

The company they are using is called Sage FYI...

If it's of any help, it's in Philadelphia, through Sage, and there's an incentive for a 203k on the property. 

Note that the contract needs to be returned to Sage Acquisitions (HUD's asset manager) within 2 business days, and your earnest money deposit (made in certified funds) needs to be delivered to the listing agent (but payable to your title company) within 2 business days as well.
