I was speaking with an agent last night who said that their brokerage told the property management division to get out of any contracts within the city limits.

Ask to speak with some of their current owners and current/former tenants.

Just got off the phone with the zoning guy and he said since both of my lots pre-date the zoning regulations in the city, they're grandfathered in so-to-speak, which means I am able to build a single family on each one!

I’ve been wanting to speak with someone about that but I’m not sure who would be the right person to ask ( real estate agent , broker etc) . 

Can anyone recommend some stand up lenders I can speak to?

These are good indicators of quality tenants.You can also adjust how much deposit you take as well.

Maybe I'll need to give it some more consideration, haha, especially because we could probably actually go see some properties in person that way and she speaks passable Japanese.

So the Property manager is making 60%+ of what you make as the landlord (speaking in straight cash flow terms).
