Maybe they could do some sort of private reverse mortgage?

Currently, I live in Hawaii, house hacking my own property, and am looking to expand into out-of-state long-term rentals.My goals now are to master the art of wholesaling, continue raising private money, and build a strong portfolio of long-term rentals.

I'm familiar with how a hard money loan is structured, but structuring a deal from a private lender seems like the wild west.

I feel like my best route to getting started is by working with partners or private lenders given my current available capital.

However, depending on your loan type, if you put less than 20% down, you may have PMI (private mortgage insurance) which will make your monthly payment higher by up to a couple hundred dollars.
