When I listed concerns of flagrant lease violations, gone unchecked (derelict vehicles, unregistered large breed dogs who are not picked up after, garbage scattered out in the yard, piles of debris; old tires, tv, kitchen sink, broken wheel barrow, all sitting out in plain sight for a month or more), wash machine drain hose running out a window and draining into the lawn.

I say that because the primer to cover the water stain may have to have your renters And their pets out of the unit for so many hours while they do it and then it dries because it may gas off.

But the reality may be that the tenant hasn't paid in two months, or pays 20 days late every month, or their dog is destroying the carpet, etc.There are literally hundreds of threads explaining the dangers of buying a property with existing renters.

Also find out if they have a move out list for you to check and what the expectations are (ie I expect any carpet to be professionally cleaned and want a receipt, over is cleaned, if you had a pet any poop in the yard to be picked up, etc).
