Real numbers- purchase 907k,rehab , closing costs, soft costs, 840k, all in 1.747 mil, basis for each unit should be roughly 291kappraisal of each unit minimum 400k , so 2.4 mil if for all 6.I might refi only 4 out of 6, that will cover initial loan amount.

Paid off my primary when it got down to 90K.... not a ton of loan left, so I just paid it off, but still had plenty of $$ to invest in other things...it didnt tap me dry to do it.Exactly. 

At the refinance, I am able to get a loan for $180,000 and $20,000 of the money partner's money stays in the deal.

We originally used an FHA loan with 3% down, took on MIP, and now have a $2,100/mo mortgage with $225 HOA/mo - so about break even on cash flow. 

It recently dawned on me the idea of a non military affiliated individual assuming a VA loan, would this individual be able to then also gain the benefit of using an IRRRL since they have now acquired a VA loan through assumption?

Currently under contract for $552,000 with a conventional loan.

It will also allow you to pull some cash out if you have the equity and for tax purposes.You can have two VA loans at the same time but having two means that the second home may not qualify for 100%.
