I think everyone is forgetting that there is a huge amount of people that DON'T want to live in or near a big metro area. 

I'm pretty biased towards Metro Detroit for obvious reasons lol.

I am in the work with a Real Estate agent of buying a quadplex or 2 duplex in the metro Detroit area.

I’ve been spending a lot of time on Bigger Pockets and reading articles to prepare myself before I begin - but I’m at the moment where I feel I am in a great spot to start.I’m interested in finding a fix & flip property in the Metro Detroit area that might offer a good opportunity.Any tips, tricks, or advice for a beginning flipper?

The current flavor in the Denver metro area for up-zoning on individual properties is is "NO!"

Orlando is literally built for STR as you won't have to get wrapped up in learning and keeping up with regulations and nosy neighbors, I'd be happy to talk to you about that more.Florida in general has always been very attractive for landlords due to friendly landlord laws, constant flow of new residents, weather, pricing compared to many other large metros, always growing economy and endless hospitality/service jobs that feed the rental market.
