Fortuntaly, I was in posession of a copy of a copy of a copy of a lease from Wisconsin Legal Blanks a mysterious mentor lady sent me (I never met her in person) - WLB turned out to be a gold mine of legel documents and other supplies for landlords.I was almost perplex when my new tenants sent me their first rent checks!

@Joel Owens its just like anyone who has developed a condo unit of any kind you must do a reserve study up front and then fund it and keep it funded.. this is no mystery that there will be capex.... as we know there are companies that specialize in reserve studies I have have done two condos as the developer and paid for these and funded them...
