I not going to either in this post, because I want to let you (and other readers) really nail down the initial concept of depreciation, which hopefully is now not as mysterious as previously thought.How much do I love real estate and tax and planning?

Fortuntaly, I was in posession of a copy of a copy of a copy of a lease from Wisconsin Legal Blanks a mysterious mentor lady sent me (I never met her in person) - WLB turned out to be a gold mine of legel documents and other supplies for landlords.I was almost perplex when my new tenants sent me their first rent checks!

But when a tenant trashed the place after receiving a pay-or-quit notice (Broken windows, ruined carpets, mysterious smears on the walls) they paid for damn near every repair after the 1000k deductible.  

@Joel Owens  its just like anyone who has developed a condo unit of any kind you must do a reserve study up front and then fund it and keep it funded.. this is no mystery that there will be capex.... as we know there are companies that specialize in reserve studies I have have done two condos as the developer and paid for these and funded them...

How people buy them and still hope to make it work is a mystery to me.

You will see them occasionally when you drive around Oakland    The op is talking about parks no mystery there. 

And my 'mystery agent' is not communicating with me daily as he did in the past.
