If they are problem tenants that is a separate matter,  but i personally feel that since you can't boot them easily anyway,  you may as well try to make it work.

Start developing knowledge now.Since you also want to hold properties you may as well get pre-qualified for holding. 

A guest can easily pack a portable air bed if they wanted, so I wouldn't worry about the sleeper sofa causing people to lie about occupancy numbers, they will do that either way if they are going to so you may as well increase your sleeping spots and revenues

Matter of fact in your search for property, you may as well tell them that's your intention right of the beginning and treat it like a traditional sales funnel to see which landlords would be interested.

Shortly after my contractor goes MIA (not totally, but may as well have). 

To me you would be paying full retail for that house may as well buy something with no work needed and rent ready.  

Bringing deals won't do this, but construction experience may, as may property management experience.

May as well just rent it at that point.
