Other small things I do besides leasing, mangement, some maintenance, are installing keypads to doors, programming gate remotes, garage remotes, doing walk throughs, doing walk through videos (15-20 mins move in/move out videos), advertising videos, take care of our website, our portal, fix the gates and cameras when they go out, just like everything you can think of.

Put a pad with a digital lock on one door. 

Ive also knocked on the door on multiple occasions.

I'll be an owner-occupied landlord with a long-term tenant next door. 

I've got 2 condos, a 2 bed at Maui Banyan and a 1 bed next door at Kihei Akahi.I'd definitely agree with @Patrick Franta - from my experience as well, the 1 bed unit has performed better.Also props to @Mike Neubauer for sharing his knowledge and experience with me - I'd definitely recommend you take him up on his offer if you have questions etc.I recently heard that the County of Maui is considering a ~50% increase in property tax for short term rentals from the current $9.37 rate to $15.41, equal to what time share units pay.

If that doesn't work you'll want carpet or concrete apoxy (like a garage).

I own 4 doors and looking to continue to add more

Rent would be ~$4500 for the new tenants and the ADU could go for $2-3k if we converted the garage. 

None of these are $200 per door in a C neighborhood.
