This was a bit of a rude awakening for me. i had planed to do all the renovations myself but even though I was the owner I was not allowed to do plumbing or electrical as it is a "Commercial Building" and they needed licensed contractors for those two parts.

A lot goes into value of land, utilities, electric, flood plane, existing grading, zoning, location.

I’m still blown away that people will invest $20k-40k without first spending $1k on a plane ticket, hotel and rental car.

You can just write a letter that says pursuant to section ___ of the contract of sale, I hereby terminate.... it doesn't have to be formal, just make sure that if there are notice requirements (like fedex or certified or a copy to a lawyer) that you follow those.

Spend time flying your plane and jaunting off to Paris? 

Send a FedEx to every member of the historical commission.

That is a convenient location for Fed-Ex. 

How far way that city is is irrelevant the moment it is far enough away to gt on a plane. 2hr flight or 7 hour flight still  means packing, driving to the airport and staying in a hotel.

Or I could buy a plane ticket with short notice and fly there for around $650 and it would only take me around 5 hours of flying time.
