So while I understand many cleanups would be grandfathered to a point, I wonder how commonly you see a property owner doing a second wave of remediation on or at the next sale.Thanks for your insights!

My lender said I can get an appraisal waved and it came back at 375.

Rent being waved to the tenant still requires the home owner to pay the bank.

Don't know about you but having options available to tenants such as paying via credit card or taking out a temporary loan to make ends meet or waving certain fees... are options... which somehow you seem to disagree with because they aren't 'free'.

I'd DCA a good chunk of it in the stock market for the next few months as we ride the coronavirus wave.

We’re all trying to ride this wave and address those tenants that took advantage of the system.  

But..analyzing this property, it could net $400-$500 cash flow per month; plus the Tiny Home trend has done well in Austin, and I don't want to miss the San Antonio wave.

I am not able to purchase any other house without using those funds, so I am stuck staying in this Airbnb shared with a guy who coughs all night long and doesn’t have a car, always bothering me for rides and rolling papers, ect, eating my food, and yesterday he was yelling and waving a large kitchen knife around threatening his “friend of twelve years” and scaring the crap out of me. 

Then, you might face a wave of sellers vs your current seller, who doesn’t seem very motivated.International real estate isn’t easy.
