On very heavy rain days we always get a lot of calls due to some basements flooding.It's just the nature of the beast and nothing major.Maintenance pumps out the inch or so of water fairly easily and quickly.Property management walks (For free) the property yearly before the lease renewal.We had push back on charging $250 for a 2 x yearly Property Condition Report through Inspectify but are now having a "click out" option so we can't be blamed in the future for deferred maintenance.It's incredible the lengths that we need to go through to protect the company from such instances.With that said, we could have done a better job with preventative maintenance here.Investors reading, "Yes" we do our best to cover absolutely all angles as your eyes and ears, heart and soul on the ground.

Home depot/lowes sells mold test kits you can use once the basement is dried out.Once you have the basement dry, the next order of business is to figure out the cause(s) of the flooding, and hopefully address those causes to prevent future floods.There are multiple potential reasons for your flooding--it could be ground water rising up from underneath the house, it could improper drainage around the house, it could be cracks in the foundation or slab, it could be water coming in through the window wells, it could be all of those things, or it could be something else entirely.

I have a handful of my employees tried to make false injury claims, but they could never win, since my safety program has an embedded clause that they had not sustained injury during last weeks work, and when it is time for me to do a closeout on the project, they had to sign that the job was done and completed thereby no more work is left for them, this prevents them from collecting unemployment and making false injury claims.Anyway, I won't tell you what you must do to constitute right path, but I will give a scenario where it could go south, what you do with the thought is up to you.
