Last time I checked, you can only have 1 at a time.Personally, I'm not a huge fan of HMLs, but they are a viable loan product for the BRRRR methodHard Money Lender's don't "Require" anything. 

You can reinvest into sponsored investments or funds that don't require you to go out and personally borrow money at today's rates.As a 1031 accommodator, I'm clearly a fan of exchanging. 

FWIW, I am not a fan of "diversification" but that's beyond my opinion.

I'm a turnkey fan and heard of this company for the first time this week.

While it may be grossing decent rents, with section 8 Im not a fan of relying on that as you have a tenant that cant afford the rent if things turn bad for them.

Then, look at any updates that might bring in MORE or HIGHER rents, such as kitchen, baths, fresh paint, clean floors (carpet or hard surfaces), ceiling fans, window AC units, etc.

I am not a fan for increasing density in highly desirable areas just because people want to live there.

I am also a fan of the strategy of taking the equity out of a deal, of course, this is the only way to achieve a quick growth of the portfolio.Also, don't minimize the fiscal aspect of the point: cashing out the equity from a deal means not only you have the money back and cash flows with infinite percentage return, but also that the money you have got is tax free.
