Ideally, I would like something with 3 to 6 units (duplexes don't seem to cash flow in PVD and there's too much competition from owner operators who only need to put down 3% to qualify) that needs minimal to no work as I'm not looking to bite off more than I can chew with my first purchase.

I personally like bigger dogs than smaller ones - they often behave better and don't scratch and chew as much as the smaller ones - so weight isn't much of a factor to me.

If it was such a homerun, an experienced investor would have likely already bought it with cash, which leads me to believe there may be something else we don't know about here.I'm not saying it's impossible but speaking from experience, you can easily bite off more than you can chew on your first deal so tread with caution.
