I think if you study the archives on here you'll read a fair number of horror stories about people who found themselves in trouble because they couldn't weather the storms of vacancies, emergencie repairs and job loss.

Steve Trang’s (Real Estate Disruptors) channels and podcasts there’s enough info in there to get a real feel for what is really involved.Also go through the BP podcast archives and listen to everything with Sterling White and the above mentioned guys. 

Seriously no offense @Aaron Yang, but if you have a team, why not have someone search through the hundreds of archived conversation threads about this very topic, among many other relevant ones with lots of good (and free) information? 

I try to capture enough voice mail and texts to archive so I have proof of the scope of the conversation.
