He hired a new carpenter and assigned him the easiest job on the property - "take your Skilsaw and cut out this small section of bad flooring". (100 year old white oak flooring to be exact).When he came back hours later, he was amazed , and dismayed, to discover that his helper had cut through all of the flooring in the entire house.

As far as the equally-important maintenance side of things, I would plan to engage a skilled independent contractor (IC) on a mostly full-time allotment of hours, and probably a low-skill helper position for painting and general turn work, particularly at that time of the month when units are being vacated.
