I have implemented a system where I call people 45 minutes before they are scheduled to come view a unit.

I was wondering if anyone knows of or uses anything other then Airbnb or VRBO to find and book "long term" (4-5 months) snow bird renters for your Florida STR?

Generally a normal VA loan transactions is 30-45 days when writing a new loan, but when assuming I would plan on at least 60-90 days from contract to closing.Seller equity is the remaining value of the home that is left after paying all closing costs and loans. 

Our "lenders" are family who will lend to us a 25% down payment on the first property we buy at a rate comparable to a high interest savings account, so 4-5%.

If there are any concert venues, festivals or wedding venues within 30-45 minutes, list some of those two.I'd also change your phrasing of "our hot tub" and "our fully equipped kitchen." 

I found the property on the MLS that was on the market for 45 days + only because nobody took the time to analyze the potential and no one was willing to listen to what the seller needed.

Repeat this process a few more times, and in 10 years time you can have 4-5 properties in a high-growth area.  

If I have a house under contract that I won't close on for 45 days can I list it with a realtor or do I have to wait until I close on it first?

Submit doc's 3/14 and pay deposit. 4/5 get email asking to resubmit(she cant find docs) and do same day. 4/9 says she needs to do an extension, charges me $75 extra, and I pay the 2nd half of my bill.
